Technical Specifications
MECHANICAL SPECIFICATION
The Air conditioning system is VRF and is sized to accommodate a population density of 10m2 per person, equipment load of 25W/m2 and a lighting load of 10W/m2.
The VRF system has allowed for additional take off branch per level if required.
Outside air connection points are provided on each level and there are operable windows on existing heritage levels.
ELECTRICAL
Tenant meters are located on each floor with a power allowance of 30VA/m2.
Localised intelligent controls maximizes efficiency for lighting and dimming capabilities including areas of motion sensors designed to meet Australian Standards of AS1680.
Emergency lighting and exit signage are part of the base building works and designed to meet Australian Standards of NCC and AS2293.
HYDRAULIC
Australian Standard of AS3500 plumbing services are installed with eco friendly water efficient fixtures as part of the base building works.
FIRE SERVICES
A complete upgrade has been undertaken on the fire services to current Australian standard of AS2118.

DATA
NBN Infrastructure is provided to the building with access to nodes within the core riser for every floor.
SECURITY AND ACCESS CONTROL
The building has proximity card access control to all tenant entry points and lifts.

Digital CCTV has been installed as part of the base building works. All entry points and common areas are monitored within the building.
